Refund Policy

Straight policy. Read this before you order.

This policy covers all BKDSCR paid services:

The turnaround clock starts when your payment clears and your intake form is submitted. Both are required to start the analysis.

Full Refund — No Questions Asked

You get a full refund in any of the following situations:

1. I miss the stated turnaround window.

If I don't deliver within the stated window, you get a full refund — and you still get the report when it's done. That's the commitment.

2. I decline to accept your deal after reviewing the intake.

Rare, but it happens. If your deal falls outside what I can reasonably analyze — unfamiliar market, missing critical data, loan type I don't cover — I'll refund you immediately and explain why. No report generated, full refund.

3. Duplicate payment or technical error.

If you see a duplicate charge, payment processing error, or ordered the wrong product, email vic@bkdscr.com and I'll reverse the charge.

4. Cancellation before work begins.

You can cancel at any time before I've started the analysis. Email vic@bkdscr.com. Full refund as long as the report hasn't been delivered and I haven't invested significant time in it.

No Refund After Delivery

Once a report has been delivered, no refunds.

  • The analysis represents real professional work and judgment
  • The report is yours to use, share, and reference indefinitely
  • Verdicts aren't refundable because you didn't like the answer
  • The value is in the honesty of the analysis — including when the answer is uncomfortable

If your deal comes back MARGINAL or FAIL, that's useful information. It saved you from submitting a deal that would have been declined — and potentially from closing on a property that would have been a mistake. That's what you're paying for: honest numbers before the lender gives you the bad news.

Specific Scenarios

"My deal passed your review but my lender declined it."

Lenders each have their own underwriting overlays — slightly different vacancy assumptions, rate stress, expense ratios, documentation requirements, or credit criteria. My analysis uses conservative industry-standard assumptions. If your specific lender's box is tighter than my standard, they may decline a deal that passes my analysis.

This isn't a refund situation. It's a reason to submit to a different lender or restructure the deal. Reply to your report email and we'll talk through the next move.

"My deal failed your review but my lender approved it."

My analysis is conservative by design. A deal that fails my review but gets approved by a lender is a deal that may perform poorly if anything moves against you — rent softens, rates rise, vacancy ticks up, expenses grow. That's a warning worth paying attention to.

Not a refund situation. If anything, my review did its job by flagging risk your lender didn't.

"I ordered the wrong report."

Email vic@bkdscr.com immediately. If I haven't started work, I can refund and let you re-order correctly, or adjust the order for the price difference. If I've already started or delivered the work, no refund — but I'll work with you on a discount toward the correct report.

"My deal fell through before closing."

Happens all the time. The analysis I ran is still valid — if your next deal is similar, it may even apply with minor adjustments. No refund for a fallen-through deal, but the report is yours. And your next deal gets reviewed at the standard rate.

"I don't agree with your analysis."

If you think there's a real error — a wrong number, a calculation that doesn't check out, a factual mistake — reply to the report email with specifics. If there's a real error, I'll re-run the analysis free of charge and send the corrected version. If you disagree with the verdict because the numbers came in worse than you hoped, that's not a refund situation.

"I'm not happy with the quality of the report."

Email me with specific feedback — missing sections, unclear analysis, confusing recommendations. I'll either clarify, revise, or in rare cases refund, depending on the situation. I won't ship low-quality work, and I'll stand behind it if I do.

How to Request a Refund

Email vic@bkdscr.com with the following:

I handle refund requests personally. You'll hear from me directly within 24 hours — usually same day. Approved refunds are processed through Stripe and typically hit your account within 5–10 business days depending on your bank.

A Note on Chargebacks

Please don't dispute a charge with your credit card company without talking to me first. I'm one person running BKDSCR. A chargeback costs me both the original payment and a dispute fee. If you have a legitimate concern, email me and I'll make it right — refunds happen fast when asked directly.

Filing a chargeback without first requesting a refund will result in you being removed from BKDSCR's customer list. You won't be eligible for future reviews, referrals, or services.

Policy Updates

This policy may be updated over time. Material changes will be posted on this page with a new effective date. Your order is governed by the policy in effect at the time of purchase.
